Tuned to your standard
How strict the grading is can be set for each client. A luxury portfolio and a budget one get different bars, applied consistently.

AI that does the checking
Cleaners don't fill in forms. The app talks them through each job in their own language, understands what they say back, and grades every photo against your standard before it reaches you. A person stays in charge of every decision.

Why a chat
Every property manager has tried the same three things: a printed sheet nobody photographs, a WhatsApp group where photos arrive without context, and an app the cleaners quietly stop opening after week two.
The problem isn't careless cleaners. It's asking the person doing physical work to also operate a database. Give someone two hundred checkboxes and they'll tick them all in the car park.
So STR Cleaning App starts from the other end: the cleaner talks, and the software does the admin.
AI conversation
The job opens from a link as a conversation. It asks for one task, waits, and moves on. A cleaner who has never used it finishes their first property without being shown how.

AI photo grading
Photos are only proof if somebody looks at them, and nobody has time to look at forty a day. Each one is checked against the standard for that property (surfaces, floors, linens and staging, clutter, fixtures) and given a score. A clean room with a mop left on the stairs still loses points, because the job wasn't finished.

How strict the grading is can be set for each client. A luxury portfolio and a budget one get different bars, applied consistently.
Add photos of each room staged your way, and grading compares against that room, not a generic idea of clean.
Passing photos are scored and filed. Anything below the bar is raised for a check before the next guest arrives.
Utility areas are judged on being tidy, not empty, so mops and stock where they belong don't raise false alarms.
Exceptions
The photo review page opens on "Needs a look": fails, warnings and rooms with too few photos. Everything that passed is already filed with its score, so a busy day takes minutes to check.

More places the AI helps
"Kitchen done, we're out of dish soap, the lamp is broken." The app picks out the ticks, the supply and the issue, shows what it understood, and the cleaner confirms.
Photograph the plate on an appliance and the AI reads the make, model and serial number for you to confirm. It leaves a field blank rather than guess.
Adding a new appliance model? The AI drafts troubleshooting steps for its common faults, and your team checks them before any cleaner sees them.
A short brief of each client's week: cleans done, issues raised and how quality held up.

What the AI costs
What it costs us, plus 5%
AI runs on a service that charges per use. It appears as its own line on your monthly bill, on top of $10 per property.
