STR Cleaning App

Home / Appliances

Fixed on the spot, or claimed on the warranty.

A dishwasher that won't start usually doesn't need a callout. It needs someone who knows that model. STR Cleaning App keeps every appliance in every property, with its manual, its warranty and the troubleshooting steps for that exact model.

Appliances that need attention: a washer that costs more to repair than replace, and warranties ending soon

When something breaks

Four steps, from the room to the repair

  1. The cleaner reports it from the room

A tap on Something's broken, then the appliance and what it's doing. They don't need the make or model: the app already knows what's in that property.

  2. They're walked through the fix

The troubleshooting steps for that exact model, in English or Spanish, with a link to the manual. If it works, it's logged and nobody is sent out.

  3. Still broken? The warranty is checked first

The work order goes out with make, model, serial, age and every step already tried. Repairs under warranty are billed to the vendor, not to you.

  4. Repeat offenders get flagged

When a unit has cost more in repairs than a replacement would, you see it with the figures. It stays a recommendation; the decision is yours.

Record keeping

One record for every machine

Every unit at every property has its own record, and every repair lands on it with what it cost and who paid.

  • Make, model, serial number and install date
  • Warranty end date and who covers it
  • Manual and troubleshooting, one tap away
  • Work history, faults reported and money spent to date
  • How much has been recovered under warranty

One appliance's record: make, model, serial, install date, warranty, manual, troubleshooting and repair history

How it's kept up to date

Set up once, useful at every property

Troubleshooting written once

Steps are kept per model, so a fix written for one dishwasher helps every unit of that model across your properties.

AI reads the data plate

Photograph the plate and the AI reads the make, model and serial number for you to confirm. It leaves a field blank rather than guess.

Add a whole building at once

Most buildings share the same appliances. Add a set to every unit in one go, and top it up later.

Warranty decides who pays

While a unit is in warranty, repair costs go to the vendor by default rather than to the owner.

Warranties ending soon

A list of cover that's about to run out, so it gets used or knowingly let go.

Replaced units keep their history

A replacement is recorded against the old unit, so you can still see what that spot has cost over the years.

Beyond breakdowns

Everything that happens on a schedule

Cleans come from bookings. Everything else at a property comes from a calendar nobody owns, which is why filters go unchanged and gutters overflow. Set a service once and the work order raises itself ahead of time, offered to your preferred vendor.

Grounds and exterior

Lawn care, snow clearing, gutters, window cleaning and pressure washing: weekly, monthly or seasonal.

Systems

HVAC servicing and filter changes, water heaters, hot tub chemistry, pool maintenance and chimney sweeping.

Safety

Pest control, smoke and CO detector checks, fire extinguisher inspections and dryer vent clearing.

Deep work

Quarterly deep cleans, carpets and upholstery, mattress rotation and linen replacement.

Each service can wait for a sign-off before it goes to the vendor, so a recurring service never becomes a surprise on an invoice. How recurring services work →
